Construction Systems Library
An independent reference covering the eight major building systems BEZAL evaluates — with no financial stake in any of them.
Every system has strengths. Every system has constraints. The right choice depends entirely on your project — its program, site, budget, schedule, jurisdiction, and team. This library is a starting point for that analysis.
Light-Gauge Steel
PrefabricatedCold-formed framing for mid-rise residential, hospitality, and mixed-use.
Light-gauge steel (LGS) uses cold-formed steel sections — typically 18 to 12 gauge — as structural framing for walls, floors, and roofs. It is widely used in mid-rise residential, hospitality, and mixed-use construction where wood framing is limited by height or fire code.
Strengths
- —Non-combustible framing
- —High strength-to-weight ratio
- —Dimensionally stable — no shrinkage or warping
- —Widely available labor and fabricators
- —Compatible with most cladding and finish systems
Constraints
- —Thermal bridging requires careful detailing
- —Requires coordination with MEP trades
- —Less forgiving of design changes mid-fabrication
- —Higher material cost than wood framing
Best for
Mid-rise residential (4–12 stories), hospitality, student housing, mixed-use podium construction
Not ideal for
Projects requiring high design flexibility or significant post-fabrication changes

Ratings are relative and project-dependent. A system rated high on speed may rate low on design flexibility. BEZAL evaluates all dimensions against your specific project constraints.
